September 2026 was a balanced month for the Oshawa real estate market, with more choice for buyers and realistic pricing for sellers. The median sale price came in at $652,750, homes sold in about 34 days, and inventory sat at 5.64 months of supply, all from the Central Lakes Association of REALTORS (CLAR) September 2026 Housing Market Report. The key trend is moderation: prices are down year over year while sales keep moving, so neither buyers nor sellers dominate the negotiation.

The year so far: prices are moderating
The year-to-date picture shows a market settling after several years of rapid gains. From January to September 2026, Oshawa sales are down 21.36% compared with the same period in 2025, and the year-to-date average price of $703,570 is down 8.31% from $762,022 a year ago. New listings are down 21.50% year to date as well, which means both sides of the market have pulled back together.
What This Means For You
For buyers
Balanced conditions reward preparation. With 662 active listings at month end and 5.64 months of inventory, you can compare homes across neighbourhoods without the pressure of a bidding frenzy. Prices are moderating, which gives you more negotiating room than buyers had a year ago, and homes still sell close to list price in about a month, so a well-priced, well-prepared offer wins. Start with a pre-approval and a clear neighbourhood shortlist: our complete buyer's guide and step-by-step buyer checklist walk you through the process.
For sellers
The September data rewards realistic pricing. Homes sold in about 34 days at roughly 99% of list price, so well-priced homes still move steadily. But with 452 new listings in the month and 662 active listings at month end, buyers have options, and the first two weeks of a listing set the tone for the sale. Accurate pricing, strong presentation, and a clear marketing plan matter more than they did a year ago. Our complete seller's guide and step-by-step seller checklist cover the essentials.
Neighbourhoods to watch
Oshawa is really several markets in one, and the September numbers blend them. Central Downtown holds the city's most affordable condos and heritage homes near the GO station. Lakeview offers the waterfront's quiet streets and the beach at Lakeview Park. The north end, led by Taunton, Kedron, and Windfields, carries most of the new-build activity, while Eastdale and Donevan remain a strong value pocket for families.
